How to Get That First House

So if you're convinced that you should own a home, how do you actually go about it? What if it's just too darn expensive in Vancouver, San Diego or Dallas — or the place you want to buy? Well, wherever you live there are bound to be a number of special first time buyer programs to make it easier. Ask your agent about these. He has had first hand experience and can help you find the right program for your situation.

But what if it's still too expensive?

In that case, "you gotta do what you gotta do".

- You could get a house with an extra bedroom or two and rent one out to a roommate to help pay for it.

- You could go where real estate is cheaper. Every expensive area is surrounded by areas further out that have a longer commute, but lower prices. Some people drive an hour or more every morning and evening. If you want to make the transition to home ownership you may just have to grit your teeth and do it. The hardships are temporary, but the benefits last a lifetime.

- If you feel you can handle the commute, the chances are very good that your circumstances will change to allow you to make a move in a few years. In areas surrounding major metropolitan centers prices are bound to go up as properties get developed and homes get purchased. That may allow you to sell in a couple years and purchase something closer to where you really want to be.

- Consider a less expensive home and make do for a few years. Purchase something smaller in an area likely to appreciate in value. Add a few improvements and in a few years you will be able to sell it for a sizeable profit. Then you can make the move to something larger.

Most experienced real estate people will advise you to make the sort of adjustments necessary to make it happen. Even if the first house isn't your dream house, you have to start somewhere. Face your fears and get it done. In the book, "The Millionaire Next Door", the author says that more millionaires were made through real estate that any other method. Robert Kiyosaki in his "Rich Dad-Poor Dad" series talks about the "3 mountains" of financial security - your own business, stocks, and real estate.

There's no time like the present

Are you afraid prices have topped out and that you should wait till they start going down? It is fairly unlikely that prices in the entry-level price ranges will go down either in the short or long term. For a variety of reasons the prices of these homes are fairly well protected from cyclical fluctuations. It is homes in the higher brackets that are the most vulnerable to ups and downs.

The bigger risk is that interest rates may go up. They are at their lowest point in 30 years. The interest rate is more important than temporary price fluctuations. Even if prices do go down temporarily, if interest rates move up, the monthly payment on that house will be higher. So your risk in trying to "pick the bottom" is that you'll miss out on today's very low interest rates.
